By building a home from scratch you can control all the things that annoy you about your old home. Location

When you build a home you simply purchase land and begin building. This means that you have complete control over the location of your home. If you prefer to live far outside of town, this makes building easy. You can also decide how much land you will want to own around your home. Since location is everything, this is a wonderful perk to have.

Budgeting

Let’s face it, most people do not have an unlimited budget. Your budget will allow you to structure your entire home correctly. This will indicate what type of home you should build; how large it is and finally the fittings inside. Some of the ways to determine your budget are looking at how many floors you want, type of roof, fixtures, and finished. Also look at smaller things like outdoor space and appliances. We encourage you to understand exactly how much money every task will take. Therefore, hiring a building company is so beneficial. They know all the ins and outs of building you your dream home and will help you stay on budget.

Make sure to set a realistic budget based on your income. Look at how much you have saved, and what style of home you are looking to build. Although we know you want your absolute perfect home, it is also important not to exceed your mortgage to cover costs of building. Also, make sure to allocate 10% contingency fund to cover any unexpected problems that can occur during the building phase.

Get Advice

Make sure you hear from somewhere that has been in your shoes before. What advice do they have for you? What are they saying to stay away from? This is all important when beginning to plan your dream home. This can help you answer the question of what you have not touched on that is important in the overall design of your home.

This was our first time buying new construction and MaterBilt Homes made the process easy. We bought one of their finished semi-custom spec homes and we are very happy with our experience.
